What is Title Insurance?

Title Insurance protects the property owner and the lending institution against foreseeable or unforeseeable claims against the property.  Such claims include unsatisfied mortgages, unpaid taxes, judgments, liens or recording errors, defective foreclosures, incorrect conveyances by previous owners, and so on.  The title company’s underwriter defends the property owner and/or the lender in adjudicating these claims.
